Joint-borrower, sole-proprietor mortgage achieved on part-commercial property at 90% LTV

Objective

Our introducers’ client was given an opportunity to purchase their home, where they also traded as a hairdresser.

Obstacle

The hair salon was built on the side of the house which made it tricky to place as many lenders won’t consider this type of property. In addition, the client only had 10% deposit and her income wasn’t enough to afford the mortgage on her own.

Outcome

We were able to source a lender who was willing to lend, subject to the commercial element not exceeding 40% of the total area, and the valuer’s comments being positive which they were. The lender was also able to lend on a joint-borrower, sole-proprietor basis and the client was able to find a relative willing to purchase the property with her.
